Abstract
Temel ihtiyaçlardan biri olan barınma ihtiyacına dair beklentiler, zaman içerisinde yaşam koşullarıyla beraber değişmiştir. Beklentilerin değişimi ve konut üretiminin kitleselleşmesi üretim sürecine birçok paydaşın dahil olmasını gerektirmiştir. Konut üretim sürecinin çeşitli sebeplerle karmaşıklaşması sonucunda süreci kontrol etmek için çeşitli proje yönetimi şekilleri ortaya konmuştur. Bu yönetim şekillerinden biri de bütünleşik bina tasarımı yönetimidir. Bu anlayış, üretim sürecinde yer alan paydaşların sürecin başından itibaren bir koordinasyon içerisinde iş birliğine dayalı hareket etmesini gerektirmektedir. Bu organizasyon sayesinde süreç boyunca ortaya çıkabilecek aksaklıkların önceden tahmin edilmesi, eldeki kaynakların verimli kullanılması, tasarımın ileri aşamalara etkisinin ön görülmesi ve planlamadaki hedeflerin gerçekleştirilmesine olanak sağlar. Bu tez çalışmasında; Bursa ilinin merkez ilçelerinde faaliyet gösteren ve benzer üretim hacmine sahip yapım firmaları ve bu firmalara tasarım hizmeti veren paydaşların bütünleşik bina tasarımı yönetimi kavramına karşı bakış açıları, tasarım sürecindeki rolleri ve aralarındaki örgütsel ilişki tanımlanmıştır. Araştırma sonucunda ise anket verilerine de dayanarak, bütünleşik bina tasarımı yönetimi anlayışının konut üretim ortamını nasıl şekillendireceğine değinilmiş, paydaşların bilinçlendirilmesine ve teşvikine yönelik öneriler sunulmuştur.
Expectations regarding the need for housing, which is one of the basic needs, have changed over time with living conditions. The changing of expectations and the massification of housing production necessitated the involvement of many participants in the production process. As a result of the complexity of the housing production process for various reasons, different forms of Project management have been introduced to control the process. One of thes forms of management is integrated building design management. This understanding requires the participant involved in the production process to act cooperatively in coordination from the beginning of the process. Through to this organization, it allows to predict the problems that may arise during the process, to use the available resources efficiently, to foresee the effect of the design on the next stages and to achieve the aims of the planning process. In this thesis study, the perspectives of the construction companies, who have similar production volumes, operating in the central districts of Bursa and the participants who provide design services to these companies about the concept of integrated building design management, their roles in the design process and the organizational relationship between them are defined. As a result of the research, also based on the survey data, it was mentioned how the integrated building design management approach would shape the housing production environment. In addition, suggestions were given for raising awareness and encouraging the participants.
